ZHAW laboratories on Rütiwisstrasse for rent

A new campus for emerging young companies, start-ups, and research institutions is to be built on Rütiwisstrasse in Wädenswil. As a first step, the former laboratories of the Zurich University of Applied Sciences (ZHAW) are now available for rent. They are particularly suitable for companies with development and research activities in the life sciences sector. The property owner, F. Aeschbach AG, is letting the premises together with the grow foundation. Occupancy is possible from April 2024.

Advantages for companies and employees

The property, positioned as a standalone building on the site, has a total area of 804m2 and offers a spacious environment with an unobstructed view with Lake Zurich at its feet and the mountains in the distance. The modern building, constructed in 2006, has ready-to-occupy laboratories, office workstations, a spacious lounge area with kitchenette and an adjoining meeting room complete with the associated equipment. These comprehensive facilities make the premises ideal for various research and development projects.

The building consists of a single floor. There are 15 car parking spaces available. Various catering options are in the vicinity, including a bakery in the Zürisee Center, Lidl, Migros and the Cantinauno restaurant. With Activ Fitness, the Gaswerk climbing centre and Crossfit Wädenswil, there are various opportunities for sporting activities in the neighborhood.

Long-term vision

“F. Aeschbach AG’s long-term vision is to collaborate with stakeholders from politics, business and science, as well as Stiftung grow, to transform the entire industrial estate with a floor area of 26,000 m2 into an internationally renowned development and research campus featuring up to 60,000 m2 of laboratory and office space,” explains Severin Eng from F. Aeschbach AG. “Piloting and production areas are also possible.” From grow’s perspective, this is a great opportunity for the canton of Zurich and the economic region on the left bank of Lake Zurich. “Companies will have the chance to establish themselves in an innovative environment with the ZHAW university site and benefit from the comprehensive laboratory facilities, excellent location and long-term prospects for expansion on the campus site,” emphasizes Dolf van Loon, Managing Director of grow cluster.

Details on the letting

“Letting will be conducted in close collaboration with grow,” says Eng. If feasible, the laboratory building will be occupied by a single-tenant tenant – although if the operational conditions allow, letting to two or three tenants will also be considered. In this case, they would need to share the infrastructure including the lounge with kitchenette, meeting room, and laboratory laundry room.
